Levels of Service
We offer three main products and three main levels of Reserve Study Reports to our clients. These levels of service help the client comply with the Civil Code guidelines regarding reserve fund responsibility in their respective states.
Level 1 Report
A Level I Reserve Study Report is a full or “1st time” Reserve Study. This level of service includes a physical inspection of the property. From the inspection, we will measure and quantify the common area components, coming up with a complete inventory of what the association is responsible to maintain. We will take this information and estimate the replacement cost of each funded item. We will also prepare an analysis of the Reserve fund, providing a recommended Reserve allocation.
Level 2 Report
A Level 2 Reserve Study is an “update” reserve study that includes a physical inspection of the property. We will verify the accuracy of a previously generated list of common area components; estimate the life expectancy and remaining life expectancy of those components and research their replacement costs. We will prepare an analysis of the Reserve fund, providing a recommended Reserve allocation.
Level 3 Report
A Level 3 Reserve Study Report is an “update” reserve study that does not include a physical inspection of the property. We will verify the accuracy of a previously generated list of common area components, estimate the life expectancy and remaining life expectancy of the components, and estimate the replacement cost of the components by calling vendors and professionals that have preformed work on the association in recent years. We will also prepare an analysis of the Reserve fund, providing a recommended Reserve allocation.

Level 5 Report
A Level 5 Reserve Study is designed for builders that wish to have a professional idea as to what the Reserve contribution will be once the development is complete. We take a set of building plans and generate a Reserve component list from performing “take offs.” We will prepare an analysis of the Reserve fund and provide a recommended Reserve allocation.
